The problem
High-rise and large-footprint buildings in Accra need their facades recoated to last through years of UV, heavy rain, and humidity — with safe access and minimal disruption to a working, occupied building.
Our approach
Large-Scale Exterior Coating
Programme-managed large-scale exterior recoating by City Painting Ghana — climate-matched facade systems, access-engineered delivery, and verified film build for high-rise and large-footprint buildings in Accra.
The Challenge
A large building’s exterior is its most exposed and most expensive surface to maintain. Towers, large commercial blocks, and mixed-use developments in Accra face a punishing facade climate: intense equatorial UV that fades and chalks coatings, heavy seasonal rain that drives water at the envelope, and sustained high humidity that finds any weakness in the system. A facade coating that is not built for those loads degrades visibly within a few years, and recoating a high-rise is too costly an exercise to repeat early.
The difficulty is not only the coating — it is doing the work at height and at scale on a building that stays in use. Access has to be engineered and managed safely across many storeys. Preparation has to address whatever the previous system and the weather have left behind. And the whole programme has to progress without closing the building, disrupting tenants, or leaving the facade exposed mid-cycle when the next downpour arrives. Get any of those wrong and the exposure is a coating that fails early, a programme that overruns, or a safety incident at height.
The City Painting Ghana Solution
City Painting Ghana delivers large-scale exterior recoating as a managed programme built around the building’s climate exposure and its access reality. Each engagement opens with a facade survey — substrate type and condition, existing-coating compatibility, areas of moisture ingress or cracking, and an access strategy across the elevations — so the system and the delivery method are fixed to the building before mobilisation.
The coating system is specified for the exposure: weather-resistant, UV-stable exterior systems with the elasticity to handle thermal movement and the water resistance to shed Accra’s rain, applied over preparation that removes failed material and stabilises the substrate. Where the survey finds water ingress, remedial sealing is brought into the specification so the recoat does not seal a problem in. Delivery is sequenced elevation by elevation with engineered access, scheduled around the building’s operation so tenants and the public are protected and disruption is contained. Dry-film thickness is verified through the build so the facade carries its specified protection across its whole area.
Documentation & Process Specification
Every facade programme is delivered with a written record: a facade survey and access plan; surface preparation graded to ISO 8501; the specified exterior system with batch-controlled colour; any remedial sealing specification; dry-film thickness verified to ISO 2808 across the build; and stage QC sign-off by elevation. Materials are specified as low-odour, low-VOC systems. The building owner and facilities team inherit a documented record of what was installed across the envelope and the protection it carries.
Typical Engagement Profile
These engagements typically cover commercial towers, large office and retail blocks, and mixed-use developments recoated across full elevations, often phased over a single season and delivered around continuing occupation. They run in coordination with the building owner, facilities management, and tenant communications, with engineered access central to the programme — the kind of climate-matched, access-led delivery City Painting Ghana has run across Accra, Kumasi, and Tema since 1983.
Outcomes
- A facade system matched to Accra’s UV, rain, and humidity exposure
- Safe, engineered access managed across full building elevations
- Water-ingress points addressed within the recoat, not sealed over
- Verified film build and a documented QC record across the whole envelope
